A DERELICT house could be demolished to pave the way for nine new homes and an access road into a multi-million pound housing development.

Curtis Fields development, based off Chickerell Road in Weymouth, is a 500-home development that has been steadily been built in phases in recent years, with construction on phase-four houses currently underway.

Developer Betterment Properties has now submitted plans to demolish an existing house at 93 Lanehouse Rocks Road, near to Wessex Pharmacy, and build nine new dwellings and a new highways junction and access into the housing development.

At the moment, residents, motorists and construction workers can only enter the large housing development via Chickerell Road.

A second route into the housing development, which would link with the existing road through Curtis Fields, has been much discussed in recent years with an access route previously mooted for the steep hill section off Lanehouse Rocks Road.

Preparatory works on the land off Lanehouse Rocks, which was previously purchased by the developer, have already taken place after the land was cleared and trees were felled near the property earlier this year.

The plans show how a new road junction would be constructed to link up with the development’s road network, with pedestrian access via Lanehouse Rocks Road.

The houses, a mixture of two-bed and three-bed properties, will be built on three sections of land, one set of two houses and one of four houses facing Lanehouse Rocks Road and a set of three houses with vehicle parking just off the proposed road.

Some of the properties will have car ports with EV charging ports, according to the plans.

Existing trees and soft planting will be conserved onsite by the layout and design of the development, while new trees and planting will be added.

Developers say the proposed new houses on the land 'respect the features that contribute to local distinctiveness and the character of the area' and ‘do not result in a loss of privacy of any neighbouring properties.’

Its design and access statement reads: “This is a truly sustainable and desirable site for housing in Weymouth, one that is within the defined settlement boundary, one that is surrounded by existing residential development and associated services and facilities.

“This site provides an excellent opportunity to create much needed housing whilst realising minimal adverse visual effect.

“As an alternative location to the new secondary access into Curtis Fields, it retains development within the existing built-up area and allows the existing hedgeline along the previously approved access to be retained and not involve the significant ground works originally proposed.

“The proposal references the local character with a mixture of terraced and semi-detached properties and picks up on some of the features from the local area including bay windows and dormer windows.”
